Abstract
Kota Jakarta sebagai ibu kota negara Indonesia yang merupakan pusat kegiatan sosial-budaya, ilmu pengetahuan dan teknologi, mempunyai daya tarik tersendiri yang membuat kota Jakarta mengalami pertumbuhan dan perkembangan penduduk yang pesat. Kota Jakarta merupakan kota dengan kepadatan penduduk yang tertinggi di Indonesia. Seiring dengan bertambahnya jumlah penduduk Jakarta setiap tahunnya, maka semakin terbatasnya ketersediaan lahan bagi perumahan dan perumahan di Jakarta. Untuk menyediakan perumahan yang layak huni untuk masyarakat, hunian vertikal dapat menjadi solusi dari permasalahan kebutuhan hunian. Saat ini, konsep mixed-use yang diusungkan pemerintah dalam pembangunan rusunawa yang sudah terbangun adalah penggabungan fungsi rusunawa dan pasar, contohnya pada kasus Rusunawa Pasar Rumput. Dalam kasus Rusunawa Pasar Rumput, konsep mixed-use yang diterapkan adalah dengan meletakan pasar pada bagian bawah bangunan dan hunian berserta fasilitas pendukung lainnya dibagian atas. Terkait dengan tingginya kebutuhan rusunawa di Jakarta Timur dibandingkan dengan wilayah administrasi DKI Jakarta lainnya dan program pemerintah menerapkan konsep mixed-use development pada bangunan rusunawa, terpilihlah pasar tradisional yaitu pasar kramat jati di Jakarta Timur sebagai tapak perancangan mixed-use ini karena sejalan dengan program revitalisasi yaitu mixed use pasar dan rusunawa yang akan dilaksanakan pada tahun 2025 nanti. Kata kunci: Hunian Vertikal, Mixed-Use, Arsitektur Perilaku / The city of Jakarta as the capital city of Indonesia which is the center of socio-cultural activities, science and technology, has its own charm that makes the city of Jakarta experience rapid population growth and development. The city of Jakarta is the city with the highest population density in Indonesia. Along with the increasing number of residents of Jakarta every year, the availability of land for housing and housing in Jakarta is increasingly limited. To provide livable housing for the community, vertical housing can be a solution to the problem of residential needs. Currently, the mixed-use concept promoted by the government in the construction of the vertical housing that has been built is a combination of the function of the vertical housing and the market, for example in the case of the Rusunawa Pasar Rumput. In the case of Rusunawa Pasar Rumput, the mixed-use concept applied is to place the market at the bottom of the building and housing along with other supporting facilities at the top. Due to the high demand for vertical housing in East Jakarta compared to other DKI Jakarta administrative areas and the government's program to apply the mixed-use development concept to vertical housing buildings, the traditional market Pasar Kramat Jati Market in East Jakarta, was chosen as the site for this mixed-use design because it is in line with the revitalization program of mixed use market and vertical housing which will be implemented in 2025.
