Abstract

Maintenance management and care of buildings based on building regulations by Minister of Public Works No: 45/PRT/M/2007 is needed in urban areas, where the development of building increasingly. The development of building maintenance management and care of buildings, in fact more difficult, so is needed the knowledge manage and resources professional to manage it. Aspect of building maintenance and care aimed in order of the building utilization can be extended by periodic improving, because the duration of use (lifetime) of each non-structural of building components is not same. In fact, maintenance and care of buildings is a combination of various treatments taken to implement the management activities and behavior, business and finance, technology and engineering which applied for physical assets to get the economical life cycle costs. Specifically, components of wood material (non-structural components) installed in the building is food for termites insects are suitable for their environment with humid tropical climate like in east area of Jakarta. The ground termites are group of organisms that are able to adapt so well that insect termites pest is the most important buildings. Optimization of maintenance management and maintenance of buildings especially against pests, should be done early with an integrated and professional. This research aimed to characterize termites attack and their influences in maintenance and care of Technique Faculty UKI building. The procedures of this research consisted of: assess the similarity of colony termites and asses the condition index of building. The results showed Coptotermes curvignathus termite has attacked this building through utility components and small holes between walls and also between cemented walls and ceramic floor covers.
