Abstract
Pertumbuhan pesat sektor ekonomi dan Jakarta menuju kota global, khususnya wilayah Jakarta Selatan, telah meningkatkan kebutuhan akan ruang kerja yang efisien, nyaman, dan berkelanjutan. Perancangan kantor sewa dengan pendekatan smart building menjadi solusi strategis dalam menjawab tantangan keterbatasan lahan, tingginya harga properti, serta tuntutan efisiensi energi dan keberlanjutan lingkungan. Proyek tugas akhir ini bertujuan untuk merancang sebuah bangunan kantor sewa yang mengintegrasikan teknologi otomatisasi, sistem manajemen energi, dan konsep arsitektur berkelanjutan guna menciptakan ruang kerja yang fungsional, adaptif, dan mendukung produktivitas. Hasil dari perancangan menunjukkan bahwa penerapan konsep smart building pada bangunan kantor sewa mampu meningkatkan efisiensi operasional gedung hingga 30%, menurunkan konsumsi energi, serta menciptakan lingkungan kerja yang lebih sehat dan produktif. Selain itu, konsep ini juga mendukung transformasi Jakarta menuju kota global melalui pengembangan kawasan bisnis yang adaptif, modern, dan berkelanjutan. Perancangan ini diharapkan dapat menjadi referensi dalam pengembangan arsitektur perkantoran masa depan di Indonesia yang berbasis teknologi dan ramah lingkungan. Kata kunci: Kantor Sewa, Smart Building, Jakarta Selatan / The rapid growth of the economic sector and Jakarta's transformation into a global city—especially in the South Jakarta area—has significantly increased the demand for efficient, comfortable, and sustainable workspaces. The design of rental office buildings with a smart building approach serves as a strategic solution to address challenges such as land scarcity, high property prices, and the pressing need for energy efficiency and environmental sustainability. This final project aims to design a rental office building that integrates automation technology, energy management systems, and sustainable architectural concepts to create functional, adaptive, and productivity-enhancing work environments. The design results indicate that the application of the smart building concept in rental office buildings can improve operational efficiency by up to 30%, reduce energy consumption, and create a healthier and more productive work environment. Moreover, this concept supports Jakarta's transformation into a global city through the development of adaptive, modern, and sustainable business districts. This design is expected to serve as a reference for the future development of office architecture in Indonesia that is both technology-driven and environmentally friendly.
