Abstract
Penjadwalan proyek renovasi gedung sering menghadapi keterbatasan waktu pelaksanaan tanpa diikuti peningkatan biaya konstruksi. Penelitian ini bertujuan untuk menganalisis penerapan metode Fast Track sebagai alternatif percepatan waktu dan efisiensi biaya pada proyek Renovasi Gedung B Badan Pengawas Pemilihan Umum (BAWASLU). Penjadwalan awal proyek disusun menggunakan metode Critical Path Method (CPM) untuk mencari lintasan kritis dan durasi normal proyek. Selanjutnya, metode Fast Track diterapkan dengan mengubah hubungan antaraktivitas pada lintasan kritis dari Finish to Start (FS) menjadi Start to Start (SS) dengan penambahan waktu tunda (lag), sehingga memungkinkan pelaksanaan pekerjaan secara tumpang tindih (overlapping). Penelitian ini dilakukan dengan bantuan perangkat lunak Microsoft Project. Hasil penelitian menunjukkan bahwa metode konvensional menghasilkan durasi proyek selama 87 hari dengan tanggal penyelesaian 17 Januari 2025. Setelah penerapan metode Fast Track, durasi proyek berkurang menjadi 73 hari dengan tanggal penyelesaian 3 Januari 2025, atau mengalami percepatan sebesar 14 hari (16,09%). Ditinjau dari sisi biaya, metode Fast Track tidak meningkatkan biaya langsung proyek, namun memberikan penghematan biaya tidak langsung sebesar Rp 198.846.404,40 atau setara dengan 2,41% dari total biaya proyek konvensional. Hasil penelitian ini menunjukkan bahwa metode Fast Track efektif diterapkan pada proyek renovasi gedung untuk meningkatkan efisiensi waktu pelaksanaan tanpa meningkatkan biaya konstruksi secara langsung. This study aims to analyze the application of the Fast Track method as an alternative approach to improve time efficiency and cost performance in the renovation project of Building B of the General Election Supervisory Agency (BAWASLU). The initial project schedule was developed using the Critical Path Method (CPM) to determine the critical path and normal project duration. Subsequently, the Fast Track method was applied by modifying activity relationships on the critical path from Finish to Start (FS) to Start to Start (SS) with added lag, enabling overlapping execution of activities. The analysis was conducted using Microsoft Project software. The results indicate that the conventional scheduling method resulted in a project duration of 87 days, with completion on January 17, 2025. After implementing the Fast Track method, the project duration was reduced to 73 days, with completion on January 3, 2025, achieving a time reduction of 14 days (16.09%). In terms of cost, the Fast Track method did not increase direct project costs but resulted in indirect cost savings of Rp 198,846,404.40, equivalent to 2.41% of the total conventional project cost. These results demonstrate that the Fast Track method is effective for improving time efficiency in building renovation projects without increasing direct construction costs.
