Abstract

Penelitian ini mengkaji penerapan konsep arsitektur ramah anak pada hunian vertikal Rusunawa Puday di Kota Kendari yang diperuntukkan bagi masyarakat berpenghasilan rendah. Hasil observasi lapangan dan survei persepsi orang tua menunjukkan bahwa sarana dan prasarana yang tersedia belum sepenuhnya memenuhi standar pemerintah dan prinsip arsitektur ramah anak. Permasalahan utama meliputi tidak tersedianya area bermain khusus anak, sirkulasi vertikal yang tidak aman akibat ketiadaan reling ganda, material dan tekstur lantai yang berisiko, pola ruang dan zonasi yang tidak terstruktur, skala ruang yang tidak sesuai anak, ketiadaan toilet umum, serta kualitas pencahayaan dan lingkungan akustik yang belum memadai. Analisis dilakukan berdasarkan teori Bronfenbrenner, Skinner, Maslow, Wells dan Evans, serta prinsip Gestalt. Hasil penelitian merekomendasikan penempatan area bermain anak pada lantai tengah bangunan sebagai solusi optimal untuk meningkatkan keselamatan, kenyamanan, pengawasan, serta nilai ekonomi hunian vertikal. Kata Kunci : Hunian vertikal; arsitektur ramah anak; rumah susun; kenyamanan ruang; area bermain anak; Kendari. / This study examines the implementation of child-friendly architectural principles in vertical housing at Rusunawa Puday, Kendari City, which is intended for low-income communities. Field observations and parent perception surveys indicate that the existing facilities and infrastructure do not fully comply with government standards or child-friendly architectural principles. Key issues include the absence of dedicated children’s play areas, unsafe vertical circulation due to the lack of dual-height handrails, risky flooring materials and textures, unstructured spatial patterns and zoning, child-inappropriate spatial scale, the absence of public toilets, and inadequate lighting and acoustic conditions. The analysis is grounded in the theories of Bronfenbrenner, Skinner, Maslow, Wells and Evans, as well as Gestalt principles. The study recommends locating a children’s play area at the mid-level of the building as an optimal strategy to enhance safety, comfort, supervision, and the economic value of vertical housing.
