Abstract
Perkembangan industri konstruksi di Indonesia mendorong percepatan urbanisasi dan peningkatan populasi yang menuntut penerapan metode konstruksi yang efisien, khususnya dalam pembangunan gedung bertingkat tinggi yang mengoptimalkan biaya dan waktu pelaksanaan. Dalam konstruksi beton bertulang, bekisting berperan besar dalam menentukan biaya dan waktu pelaksanaan proyek konstruksi. Untuk itu, peneliti melakukan penelitian tentang perbandingan biaya dan waktu pekerjaan bekisting kolom, balok dan pelat pada proyek BSI Tower. Bekisting konvensional yang terbuat dari kayu masih banyak digunakan karena biaya awal dan fleksibilitasnya yang rendah. Namun, metode ini memiliki kelemahan seperti limbah material, daya tahan rendah, membutuhkan banyak tenaga kerja, waktu pemrosesan yang lama, hasil cor yang kurang seragam, dan masa pakai yang pendek yang berdampak pada biaya perawatan dan penggantian yang lebih tinggi. Sebaliknya, bekisting alumunium ringan, presisi, dan dapat digunakan kembali. Penelitian ini menggunakan pendekatan kuantitatif dan menggunakan perangkat lunak Microsoft Project. Analisis biaya dilakukan dengan mengalikan volume pekerjaan dengan harga satuan yang diperoleh dari Analisis Harga Satuan Pekerjaan (AHSP) Jakarta 2024 dan dokumentasi proyek, sedangkan analisis waktu dikembangkan menggunakan Microsoft Project untuk memperkirakan durasi pemasangan dan pelepasan bekisting di lantai 14 hingga 22. Hasilnya menunjukkan bahwa bekisting aluminium lebih efisien daripada bekisting konvensional baik dari segi biaya maupun waktu. Total biaya bekisting aluminium sebesar Rp 6.262.395.602, lebih rendah dari bekisting konvensional dengan selisih sebesar Rp 246.714.634 atau sekitar 3.79%. Mengenai waktu, bekisting aluminium membutuhkan waktu 63 hari untuk menyelesaikannya, sedangkan bekisting konvensional membutuhkan waktu 108 hari, menghasilkan penghematan waktu 45 hari. Penelitian ini diharapkan dapat memberikan acuan untuk memilih metode bekisting yang efektif dan efisien dalam proyek konstruksi gedung bertingkat, penjadwalan proyek yang lebih akurat. Kata Kunci: Bekisting konvensional, bekisting aluminium, biaya, waktu / The development of the construction industry in Indonesia has accelerated urbanization and population growth, demanding the implementation of efficient construction methods, particularly in the development of high-rise buildings that optimize both cost and project duration. In reinforced concrete construction, formwork plays a significant role in determining the overall cost and time of the construction project. Therefore, this study analyzes the comparison of cost and time for formwork work on columns, beams, and slabs in the BSI Tower project. Conventional formwork, typically made of wood, is still widely used due to its relatively low initial cost and flexibility. However, this method has several drawbacks, including material waste, low durability, high labor intensity, long processing time, inconsistent concrete surface quality, and a short service life, which lead to higher maintenance and replacement costs. In contrast, aluminium formwork is lightweight, precise, and reusable. This research employs a quantitative approach and utilizes Microsoft Project software. Cost analysis is conducted by multiplying the work volume by unit prices obtained from the 2024 Jakarta Standard Unit Price Analysis (AHSP) and project documentation, while time analysis is developed through Microsoft Project to estimate the duration of formwork installation and removal from floors 14 to 22. The results indicate that aluminium formwork is more efficient than conventional formwork in terms of both cost and time. The total cost of aluminium formwork amounts to IDR 6,262,395,602, which is lower than conventional formwork by IDR 246,714,634 or approximately 3.79%. Regarding time, aluminium formwork requires 63 days to complete, whereas conventional formwork takes 108 days, resulting in a time saving of 45 days. This study is expected to provide a reference for selecting effective and efficient formwork methods in high-rise building construction projects and to support more accurate project scheduling.
