Abstract

Pertumbuhan populasi yang pesat di DKI Jakarta telah mendorong terjadinya ekspansi kota secara horisontal atau urban sprawl, yang berkontribusi terhadap berbagai permasalahan perkotaan seperti kemacetan, banjir, dan tekanan terhadap infrastruktur kota. Kawasan Manggarai, sebagai salah satu simpul transportasi strategis di Jakarta, memiliki potensi besar untuk dikembangkan menjadi kawasan berorientasi transit atau Transit Oriented Development (TOD), sejalan dengan rencana pengembangan yang telah dicanangkan oleh pemerintah. Skripsi ini bertujuan untuk merancang kawasan bisnis dan hunian yang terintegrasi secara vertikal maupun horizontal, dengan pendekatan TOD di kawasan Manggarai. Pendekatan ini difokuskan pada optimalisasi konektivitas transportasi publik, peningkatan kualitas ruang pejalan kaki, dan pengembangan fungsi campuran (mixed-use) yang mendukung aktivitas warga dalam radius berjalan kaki. Perancangan dilakukan dengan mempertimbangkan konteks tapak yang rawan banjir, tingginya arus komuter harian, serta kebutuhan akan hunian terjangkau dan fasilitas publik yang layak. Melalui integrasi antara fungsi hunian, bisnis, dan transportasi, rancangan ini diharapkan dapat menjadi model pengembangan kawasan yang efisien, inklusif, dan berkelanjutan, sekaligus memberikan kontribusi terhadap pengurangan ketergantungan pada kendaraan pribadi serta peningkatan kualitas hidup masyarakat urban Jakarta. /The rapid population growth in Jakarta has driven horizontal urban expansion, or urban sprawl, which contributes to a range of urban issues such as traffic congestion, flooding, and increased pressure on city infrastructure. Manggarai, as one of Jakarta’s key transportation nodes, holds significant potential to be developed into a Transit Oriented Development (TOD) area, aligning with the government's plans to transform the area into a transit-focused district. This thesis aims to desain a mixed-use business and residential area in Manggarai based on TOD principles. The desain approach emphasizes optimizing connectivity to public transportation, enhancing Walkability and pedestrian spaces, and integrating mixed-use functions that support daily urban life within a walkable radius. The proposal also considers the Site’s vulnerability to flooding, the high volume of daily commuters, and the urgent need for affordable housing and accessible public amenities. By integrating residential, commercial, and transportation functions, this desain aspires to serve as a model for efficient, inclusive, and sustainable urban development, while contributing to reduced reliance on private vehicles and improving the quality of life for Jakarta’s urban population.
