Abstract

This research analyzes the dominant factors that cause delays in the LRT CITY apartment construction project using the observation method. Data on the factors influencing the project were identified through intensive field observations during the construction phase. The dominant factors found include licensing problems, budget limitations, lack of skilled human resources, and the impact of environmental factors suchas bad weather. The results of this study indicate that these factors interact with each other and contribute to project delays. Complex and slow licensing processes often lead to financial problems, which in turn affecthuman resources and cause conflict. This research emphasizes the importance of efficient project management and close monitoring to overcome these dominant factors. Appropriate corrective actions needto be taken to minimize project delays and ensure that the construction of the LRT CITY apartments can be completed according to the planned schedule.
