Abstract

ABSTRAK Rumah susun menjadi solusi perumahan di perkotaan yang padat, termasuk bagi Aparatur Sipil Negara (ASN) yang membutuhkan hunian terjangkau dan strategis. Namun, unit tipe 36 (luas 36 m²) di Rumah Susun ASN Pasar Jumat sering dianggap kurang mendukung kebutuhan sehari-hari penghuni. Penelitian ini bertujuan mengevaluasi kesesuaian utilisasi ruang unit tipe 36 terhadap kepuasan penghuni dan mengusulkan strategi optimalisasi desain untuk meningkatkan kualitas hidup. Dalam penelitian ini, “ukuran” tidak hanya merujuk pada luas lantai, tetapi pada utilisasi ruang, yaitu bagaimana tata letak, fleksibilitas, perabot multifungsi, ventilasi, pencahayaan alami, privasi, serta aksesibilitas ke ruang tamu, kamar tidur, dapur, dan kamar mandi diatur untuk mendukung aktivitas penghuni secara efisien dan nyaman. Kepuasan penghuni diukur melalui persepsi terhadap kenyamanan, ruang gerak, kapasitas penyimpanan, privasi, dan kesehatan lingkungan ruang, termasuk sirkulasi udara dan kebisingan. Penelitian kualitatif ini mengumpulkan data melalui wawancara mendalam dengan penghuni, observasi langsung, dan pengukuran fisik ruang untuk memverifikasi kondisi yang dilaporkan. Analisis tematik diterapkan untuk mengidentifikasi pola kepuasan hingga mencapai saturasi data. Hasilnya menunjukkan bahwa unit tipe 36 belum optimal dalam hal ruang gerak, penyimpanan, dan ventilasi, dengan tata letak dan privasi yang terhambat oleh keterbatasan dimensi. Penelitian ini mengusulkan optimalisasi melalui penyesuaian tata ruang, penggunaan perabot lipat atau built-in, peningkatan ventilasi silang, dan optimalisasi pencahayaan alami. Rekomendasi ini memberikan panduan desain adaptif bagi pengelola dan pengambil kebijakan untuk meningkatkan standar rumah susun, khususnya di Rumah Susun ASN Pasar Jumat, serta sebagai acuan pengembangan rumah susun masa depan yang lebih fungsional. Kata Kunci: Rumah Susun, Unit Tipe 36, Kepuasan Penghuni, Optimalisasi Ruang, ASN Pasar Jumat, Desain Multifungsi / ABSTRACT Flats serve as a housing solution in densely populated urban areas, including for Civil Servants (ASN) who require affordable and strategically located residences. However, the 36-square-meter type 36 units at the ASN Pasar Jumat Flats are often deemed inadequate for meeting residents’ daily needs. This study aims to evaluate the suitability of spatial utilization in type 36 units concerning resident satisfaction and propose design optimization strategies to enhance quality of life. Here, “size” refers not only to floor area but to spatial utilization, encompassing layout, flexibility, multifunctional furniture, ventilation, natural lighting, privacy, and accessibility to living rooms, bedrooms, kitchens, and bathrooms, arranged to support residents’ activities efficiently and comfortably. Resident satisfaction is measured through perceptions of comfort, mobility space, storage capacity, privacy, and environmental health, including air circulation and noise levels. Using a qualitative approach, data were collected through in-depth interviews with residents, direct observations, and physical measurements of spaces to verify reported conditions. Thematic analysis was applied to identify satisfaction patterns until data saturation was achieved. The findings indicate that type 36 units are suboptimal in terms of mobility space, storage, and ventilation, with layouts and privacy hindered by dimensional constraints. This study proposes optimization through spatial layout adjustments, the use of foldable or built-in furniture, enhanced cross-ventilation, and improved natural lighting. These recommendations provide adaptive design guidelines for managers and policymakers to improve flat standards, particularly at ASN Pasar Jumat Flats, and serve as a reference for future flat developments.
